When work is planned or underway, we help owners clarify scope, make timely decisions, coordinate trades and see contractor commitments through the seasons, extended absence and changes in ownership

Property observations and records
Agreed site visits establish a dated photographic record of visible conditions. We note changes to structures, finishes, accessible equipment and grounds, report concerns and keep track of the response. Seasonal or post-weather visits are included when agreed.
Ownership transitions and property loss
During a purchase, sale, succession or insurance-related repair, we document visible conditions, coordinate access and specialist visits, and keep the property-side decisions and work organized.
Seasonal building work
We coordinate access and timing for qualified providers preparing building systems for a change of season. We record visible conditions, confirm the agreed work took place and follow up on items left open.
Renovation and project oversight
At agreed stages, we document visible progress against the scope, raise questions about incomplete or changed work and keep owners informed about decisions affecting schedule, quality and cost.
Completion and warranty follow-through
We record visible results and remaining items, seek the relevant contractor records and warranties, and follow up through an agreed closeout. Owners receive a clear account of what has been completed and what remains their decision.
Repair scope and owner decisions
When damage or a defect needs work, we gather available information, review proposed scopes and surface items that need clarification. The owner receives a clear account of the options and questions before authorizing the work.
Contractor and trade coordination
We work with providers already known to the property, arrange access and site meetings, track commitments and coordinate handoffs where more than one trade is involved. Where new expertise is needed, we help identify appropriate specialists.
